Pretty village among 'poshest in Britain' with listed cottages and million pound mansions


Nestled in the quiet Kent countryside is an idyllic village home to a mixture of historic chocolate-box cottages at its core and sprawling modern mansions on its outskirts. The small parish and village of Ightham is one of the 48 villages which were named Britain’s “poshest” villages by The Telegraph earlier this year.

“Its selling points are proximity to Sevenoaks, the Chart Farm produce shop and the National Trust-run medieval house Ightham Mote,” said The Telegraph report. “Waitrose is also a four-minute drive away.”

Based on data from local estate agents, The Telegraph found the average house price in the village to total £936,684.

According to Rightmove data, properties in Ightham which sold via their platform had an overall average price of £795,556 over the last year. However, certain types of houses are likely to sell for a much higher price.

“The majority of sales in Ightham during the last year were detached properties, selling for an average price of £1,058,000,” revealed Rightmove.

“Terraced properties sold for an average of £378,333, with semi-detached properties fetching £735,000.

“Overall, sold prices in Ightham over the last year were 24 percent down on the previous year and 22 percent down on the 2021 peak of £1,019,993.”

The village is located around four miles east of Sevenoaks and six miles north of Tonbridge, with a long history behind it.

The presence of flint workshops at Oldbury Hill suggests that humans were living here as early as the Palaeolithic period.

Perhaps one of the most famous parts of the city is the nearby medieval manor of Ightham Mote, a National Trust property.

The 14th-century moated Manor House has beautiful gardens which are open to the public.

Dating back 700 years, previous owners have included medieval knights, a courtier to King Henry VIII, high society Victorians and an American businessman. The main house has over 70 rooms. Highlights in the house include the Great Hall, Tudor Chapel, Library and living spaces including bedrooms.

Aside from stunning mansions and a historic Manor House, The Telegraph also awarded the village posh points for the family-run Chart Farm produce shop, selling fresh delicacies from nearby Chart Farm in Sevenoaks.
